‘First-class’ hotel, restaurant, more planned for Exeter site

Fourth-generation Exeter resident and long-time landowner Scott Carlisle plans to turn 18 acres of his property abutting Route 101 into a hotel, restaurant and conference center development.

The property off of Epping Road, abutting the rear of John Shafmaster’s property next to the Rinks at Exeter, is the site for a proposed to receive a 120-room “first-class” hotel, a 300-seat conference center and a restaurant in between to support the two, Carlisle said at a conceptual review by the Planning Board on May 25. The current proposal would subdivide the property into three lots, with road frontage on a proposed cul-de-sac. The access road, constructed with funds from the Tax Increment Financing (TIF) district, will be the same road Shafmaster plans to build through his property, which is slated for an active adult, 55-plus residential community and indoor and outdoor sports complex.

The property, originally a 40-acre lot prior to the construction of Route 101, was owned by Carlisle’s great-grandfather. His father acquired the land in 1956, and Scott Carlisle later inherited it through his father’s will.

“I tried to market it in 2003 and 2004 and there was a pretty good response for motels, restaurants, hotels because of the visibility from Route 101,” he said. “But in each instance, the interest was shown and they all said, ‘There is no road; we need to build a road.’ This lot is a great example of what a TIF can do. I do believe there is potential here to fulfill my desire, which is to provide for the town some entities that will be needed, appreciated and well-received.”
